A Guide for First-Time Homebuyers

Buying a home is the most money you will ever spend and the biggest decision you will make in your lifetime! And if you're a first-time home buyer, it can be intimidating. 

 

Avoid becoming intimidated by being prepared. Set yourself up for success from the beginning by having the tools and education you need to be confident in the home buying process.

Knowing what you are looking for in a home will help narrow your search and give your Realtor a good idea of what you want, and keep you focused. When selecting a home, look beyond the cosmetics or things that can be easily changed like paint.

Keep in mind this home may be your first home and you may have to give up some things to fit your budget. You can always renovate or sell in your future to upgrade your home. 

Your Current Home

When looking for a new home, consider what you don't like in your current home or neighborhood to help guide you to what you are looking for. For example, think about your current home's layout. Does it work for you? What doesn’t work for you? How would you change it?

Write It Down
Make a list for your needs and one for your wants. And, prioritize your list based on their importance.


Is there a style of home you would like? Would you like 4 bedrooms but really need 3? Do you want an open floor plan? Do you need a home office space or need more storage? Do you want space for a garden? Do you need to be close to public transportation?


Do you have kids? What school district would you like them to be in? Do you want to be within walking distance of the school or is there a school bus stop nearby?


Deal Breaker Items
What items are deal breakers for you? These are the items you cannot live with or may not be able to afford. For example, is the additional expense of an HOA a deal breaker? Or, if the home is needing repairs what level of repairs are you comfortable with? Add the deal breakers to your list. 


Being organized and knowing what you want will help you find the home you want and will prevent buyers remorse. The more specific you are with what you are looking for will help keep you focused on homes that fit your needs. And, when buying a home you have to give and take based on your budget.

MY TIPS:
  • Make a list of your needs, wants, and deal breaker items. Rank items based on importance.
  • Pictures can be deceiving. I suggest driving by the house and through the neighborhood for any homes you're interested in before scheduling an appointment to see it. 
  • Take notes: Pictures, or videos of each house. It will help you remember each home.
  • Then go by the home and neighborhood again at a different time of day to get a good picture of what the area is like.
